Fire alarm regulations for domestic properties in the UK are set out in the following legislation:

  • Smoke and Carbon Monoxide Alarm (England) Regulations 2015

  • Smoke and Carbon Monoxide Alarm (Scotland) Regulations 2016

  • Fire Safety (England) Regulations 2005

  • Fire Safety (Scotland) Regulations 2006

These regulations require all domestic properties to have at least one smoke alarm installed on every storey of the property where there is a room used wholly or partly as living accommodation. A carbon monoxide alarm must also be installed in any room which is used wholly or partly as living accommodation and contains a fixed combustion appliance (except gas cookers).

The alarms must be mains-powered or have a long-life battery that will last for at least 10 years. They must also be interlinked, so that if one alarm goes off, all the alarms in the property will sound.

The regulations also state that the alarms must be tested regularly and that the batteries must be replaced when necessary.

In addition to the above regulations, there are a number of other fire safety measures that should be taken in domestic properties. These include:

  • Keeping fire exits clear and unobstructed

  • Having a fire plan in place

  • Training all occupants in fire safety
